Check in & Check Out
- Official check-in time is 15.00. For early arrivals, you are kindly asked to notify the Front Office team in advance, allowing us to arrange your request and accommodate it, subject to availability.
- Official check out time is 11.00. Official check-out time is 11:00. Should you wish to extend your stay, please inform the Front Office team with sufficient notice. Late check-out may be arranged depending on availability, with an additional charge applicable for such requests.
- We kindly ask that you respect the official check-in and check-out times, allowing our team to prepare each House to the highest standards for our arriving Guests. In the meantime, you are invited to enjoy the hotel’s common areas or explore the island at your leisure until your House is ready.
Upon Check In & Check out
- Upon check in our team is required to request your Passport or European Identity Card, as per the legislation in force. Our Property aligns to Greek & European law for our guest’s safety and excellent experience.
Guests Privacy, Access & Safety
The Rooster Antiparos operates in full alignment with Greek and European legislation to ensure your safety and a seamless experience. While formal procedures may seem detailed, our commitment to professionalism and genuine care reflects the high standard of hospitality you expect from our team.
- Rooms are only accessible for residents with their names included in the official reservation. Potential visitors may have access upon request of the main resident and upon providing an official identification document, according to the dispositions in force. In case an additional guest stays overnight, the Front Office team will inform you of additional charges based on current dynamic rate.
- Guests are provided with a key card upon registration. In case of loss, kindly inform the Front Office team so it can be promptly replaced. Upon checkout you are kindly requested to return the key card.
- We recommend that you do not disclose your room number to anyone.
- For the protection of your valuables, each House is equipped with a safe box. While the Hotel takes all necessary measures to ensure a safe stay, liability for items not stored in the safe or handed to Management for safekeeping is limited in accordance with Greek legislation. Guests are encouraged to check their safe box upon departure.
- The property is designed to offer private accommodation complemented by discreet service. For the security of your valuables, we recommend ensuring that both your House’s main entrance and terrace doors are securely closed, when leaving your House.
- The Hotel operates continuously with our Front Desk at your service 24/7. A team member is always present at the entrance and may request identification as needed to ensure your comfort and safety. For any assistance or emergencies, simply dial 600.
In Harmony with One Another
- Our bars operate until 01:00 am. We invite all guests to embrace the tranquility of the night and kindly request that a peaceful atmosphere is maintained around the houses throughout the day.
- Guests are expected to respect the comfort and well-being of others.
- To ensure a refined and pleasant experience for all guests, appropriate attire is requested in all public areas of the hotel
Use of Private Houses & Private Pools
- These Terms and Conditions govern the use of the Private Houses and private swimming pools, owned and managed by the Rooster Antiparos.
- Access to the Private Houses and private swimming pools is reserved exclusively to the in house & registered guests with the Front Desk.
- Minors are permitted within the Private Houses and may access and enjoy the swimming pool and surrounding areas, only when accompanied by and under the continuous supervision of a parent, legal guardian or designated responsible adult. Guests acknowledge and accept full responsibility for the use of private swimming pools by any minor under their supervision.
- Guests acknowledge and accept full responsibility and liability for any damage, loss or injury caused by themselves or by any person under their care or responsibility during their stay.
Pet Companion Policy
At The Rooster Antiparos, we believe wellbeing extends to every member of the family, including your four-legged companion. To preserve harmony between nature, guests, and animals, we kindly ask that you observe the following guidelines during your stay.
Welcoming Your Companion
- Pets up to 20kg are welcome, subject to prior arrangement.
- All companion animals must comply with Greek Law 4830/2021 (“New Framework for the Well-being of Companion Animals – Program ARGOS,” Government Gazette 169/18-9-2021).
- A valid health booklet with up-to-date vaccinations must be available upon request.
- Pets must remain on a short leash throughout the resort, unless inside your House.
Within the Resort
- Pets are welcome in outdoor dining areas.
- For reasons of serenity, hygiene, and food safety, pets are not permitted in the House of Healing, fitness facilities, or any indoor food preparation or service areas.
- Certified assistance or guide dogs are welcome in all legally permitted areas, in accordance with Articles 19 and 21 of Law 4830/2021. Such dogs must hold valid official certification, which may be requested for verification purposes.
- Housekeeping service must be arranged with the Front Desk. For comfort and safety, rooms are serviced only when pets are not left unattended inside.
- Pet guardians are responsible for cleaning up after their companions throughout the property and surrounding environment.
Beach & Sea Access
In accordance with Article 19 of Law 4830/2021, titled “Access to Beaches”:
- Companion animals are permitted on unorganized beaches and in the sea.
- A leash is always mandatory outside the sea.
- Dogs are not permitted on organized or Blue Flag beaches, unless:
- They are certified assistance or therapy dogs (Article 21), or
- The legally responsible authority has explicitly indicated that dogs are allowed.
While in the sea, leashing is not required under the law, we kindly ask that you always remain mindful of fellow beachgoers and the natural ecosystem.
Responsibility & Care
By staying with us, you accept full responsibility for:
- Any damage caused within your House or resort areas
- Any disturbance or injury involving your pet
The Rooster Antiparos reserves the right to recover costs related to repairs and deep cleaning where necessary. We are honored to host you and your pet companion in this sanctuary of simplicity and balance. Should you require any assistance, our Guest Experience Team will be delighted to assist you.
Policies in accordance with Greek Legislation & Tax Regulations
- For health, safety, and tax compliance reasons, the consumption of external food and beverages is strictly prohibited in all public areas and facilities. Guests may only consume such items within the privacy of their houses.
- The possession or storage of explosives, weapons, inflammable materials, or any hazardous chemicals within the hotel premises is strictly prohibited. The possession of prohibited items or hazardous materials will be reported immediately to Hotel Management. In such event, the Hotel is required to terminate the stay, evacuate the premises of the parties involved, and file an official incident report with the local authorities.
- The Rooster Antiparos serves as the perfect base for exploring the island of Antiparos. With personalized itineraries curated to each guest’s interests the Front Office Team will be happy to guide you through. For activities provided with external partnerships, we act only as an agent for local operators. We assume no liability for injuries, losses, or damage caused by these independent third parties.
- The hotel provides valet services for your convenience; however, for any incidents involving rental vehicles, the hotel acts as a liaison to document the event. Guests must contact their rental agency directly to resolve claims according to their rental agreement. The hotel bears no responsibility for third-party contract disputes or pre-existing vehicle damage. While the hotel provides valet services, for any technical issues or contractual disputes related to rental vehicles, guests must communicate directly with their provider.
- All Houses are strictly non-smoking. Out of respect for the comfort and well-being of all guests, we kindly ask that this policy be observed, as indoor smoking requires specialized sanitization to maintain the House’s pristine condition and exceptional standards.
- Guests are requested to respect the property and its furnishings. Should any damage occur, arrangements will be made to restore it to the hotel’s exceptional standards, with possible associated costs borne by the Guest.
- To ensure a safe and tranquil stay to all our guests, minors must be accompanied and supervised by an adult at all times while in the hotel’s public areas, the farm, the beach and the private houses.
Activity Policies
Bicycles & Stand-Up Paddleboards (SUP). As part of your experience, we are pleased to offer complimentary bicycles and SUPs for your use throughout your stay. To ensure the safety of our guests and the maintenance of our equipment, the following protocols apply:
- Availability: Equipment is available for use until 19:00 daily.
- Safety & Supervision: All equipment is regularly serviced and provided in excellent functional condition. Adult supervision is mandatory for all children under the age of 14.
- User Responsibility: The guest assumes full responsibility for the appropriate use of the equipment and for any damage or accident occurring during its use.
- Health Status: The user confirms they are in good health and have no medical or physical restrictions preventing safe participation.
- Third-Party Liability: The user remains solely responsible for any consequences or injuries to third parties arising from their actions.
- Indemnity: The Rooster and its Management bear no liability for any injuries, losses, or accidents sustained during the use of leisure equipment provided.
Please note that each Stand-Up Paddleboard (SUP) set includes a board, a paddle, and a personal flotation device (life vest). Guests are kindly asked to collect the complete set upon registration. The use of the life vest is at the guest’s discretion; however, collection of the vest is required to uphold the highest safety standards.
Use of the Outdoor Fitness Area
- Our Outdoor Fitness Area features selected, eco-conscious equipment, offering a refined approach to open air wellness.
- Usage Policy: The space is designed for independent, self-directed workouts, at your own pace.
- Liability: Kindly note that this is an unsupervised area. Guests are invited to use the equipment at their own responsibility
- Personal Training: For a more tailored experience, private training sessions may be arranged through our Guest Experience Team.
Liability & Waiver
Guests hereby waive any and all claims against the Hotel Management regarding personal property loss or bodily injury arising from negligence or non-compliance with the established House Rules. By completing the registration process upon arrival, guests acknowledge they have been fully informed of, and agree to, these terms, which constitute a binding agreement between the guest and ANTIPAROS TOURISTIKES EPIHEIRISEIS SA.
